Questions sellers ask
Straight answers. If yours isn't here, ask us by email or text.
Offers
How do you come up with your offer?
Our offers are based on data and real calculations: what similar houses sell for, the work needed, and our buying criteria. I personally review every one.
What if your offer doesn't work for me?
Tell us. Sometimes there's room to adjust terms or timing. If we can't make it work, we'll tell you and point you to other options: relisting, an agent, or other partners.
Is there any obligation if I ask for an offer?
No. You can ask questions, take your time, or say no.
Costs
Do I pay agent commissions?
No. We're the buyer, not an agent, so there's no listing commission for you.
Who pays closing costs?
We'll walk you through costs up front; in most cases we cover the normal closing costs.
Timing
How long does it take?
Most close within a few weeks to two months. You pick the timeline we work toward.
Can I pick my closing date?
Yes. Tell us your target date and we work toward it.
The house and your belongings
Do I need to make repairs or clean?
No. We buy as-is.
What happens to things I leave behind?
Take what you want and leave the rest. We handle the cleanout.
Will you need to come inside?
We take photos of the outside. We only go inside with your permission. After you sign, a short as-is check (usually 1–2 weeks) confirms there's nothing major beyond what we discussed.
Will there be a sign in the yard or showings?
No. There's no listing and no showings.
About us
Are you real estate agents?
No. We are not real estate agents or brokers. We don't list your house or represent you; we're the buyer.
Are you local?
Some of our team is local, and a local title company handles every closing.
Why would my purchase and sale agreement be assigned?
Assigning the purchase and sale agreement is a normal step for us. Every property is purchased through its own company (an LLC), so we assign the agreement whether we're buying the house ourselves or partnering with another investor. That company may be ours or a partner investor's. The price and terms you agreed to stay the same either way.
How our agreements workWhat if you're not the right buyer for my house?
We'll tell you. Then we'll point you to options that may fit better: relisting, an agent, or other partners.
Do I have to talk on the phone?
No. Email or text works. Nobody calls unless you ask.
Where do you buy houses?
Tell us where the house is and we'll let you know if it's in an area we buy.
Still have a question?
Ask us by email or text. Nobody calls unless you ask.
