How selling your house to us works
No listing, no showings, no repairs. Here's every step from the first question to closing day, so nothing surprises you.
Before you say yes
- 1 Tell us about the house.Answer a few quick questions and give us the address. Nobody calls unless you ask.
- 2 I review it and send a written offer. The offer is based on data and real calculations: what similar houses sell for, the work needed, and our buying criteria. If we can't make it work, we'll tell you and point you to other options, like relisting, an agent, or other partners.
- 3 Ask anything.Questions about the number, the timing or the process are welcome, by email or text. There's no pressure to decide quickly.
After you say yes
- 4 Agree on a price. We put the price and terms in writing.
- 5 Sign the purchase and sale agreement and any disclosures your state requires. These are the standard documents for the sale. Ask us anything before you sign.
- 6 Title opens within a few days.A local title company handles the paperwork, checks the title and manages the closing.
- 7 Photos. We take photos of the outside. We only go inside with your permission.
- 8 A short as-is check. It usually takes 1–2 weeks. It confirms there's nothing major beyond what we discussed. You don't fix anything.
- 9 Close on your target date. You pick the timeline we work toward. Most close within a few weeks to two months. Take what you want from the house and leave the rest; we handle the cleanout.
